October 24, 2025: The Austin-Area MLS has 16,453 active residential properties for sale and 3,919 pending properties, resulting in an Activity Index of 19.24%. Out of the 30 cities in Central Texas, months of inventory range from 2.14 to 11.00, with the Austin-Area currently at 5.7. The median sold price is $446,995, and the average sold price is $602,924. Compared to the market peak of May 2022, the average sold price has decreased by (-18.73%). Properties are spending an average of 72 days on the market, and 59.64% of active listings have undergone a price drop. The sold-to-list price ratio is 96.95%.
